Al-Oula Developments Participates in the Second Edition of The Best Real Estate Egypt Festival
Al-Oula Developments announced its participation in the second edition of The Best Real Estate Egypt Festival, scheduled to take place on December 24 at the Grand Egyptian Museum.
The festival is expected to bring together a wide range of officials, public figures, and representatives of leading real estate companies. The event will highlight Egypt’s major achievements in infrastructure, urban development, and real estate growth, while also showcasing the success stories of key players in the property market.
Mohamed Mansour, Chairman of Al-Oula Developments, stated that the company began its journey in the housing sector through a long phase in Hadayek Al-Ahram that lasted for nearly eight years. During that period, the company’s work pace was limited to one or two projects per year. However, execution rates soon increased significantly, enabling Al-Oula to complete a large number of distinguished projects, including nearly 90 major residential buildings, each comprising around 45 residential units.
Following the end of 2017, the company expanded into 6th of October City and Sheikh Zayed. During this phase, Al-Oula developed around 18 buildings in Beit Al Watan Zayed Heights, 15 buildings in Beit Al Watan October, and 30 additional buildings in the complementary phase. The company also exceeded 70 projects in Beit Al Watan West of the University, reflecting a major expansion in individual housing developments.
After completing these separate residential projects, the company began exploring the world of integrated communities and larger-scale developments that reflect a more comprehensive vision. While individual buildings can be executed with strong quality and attention to detail, the surrounding environment remains outside the company’s control. Integrated projects, on the other hand, allow for a wider vision that includes services, diverse unit spaces, and architectural harmony.
From this perspective, Al-Oula began its actual transformation toward integrated projects in West Cairo starting in 2025, especially as the area offers strong opportunities for diverse urban development. This direction encouraged the company to diversify its real estate products.
Miura is considered one of the first steps in this new direction. The project is a villas-only development, with construction starting in late April 2025. Within six months, the company reached 50% of construction progress, supported by its accumulated experience and previous achievements. Mansour added that several standalone villas have already completed their concrete structures and brickwork.
The company also expanded into New Zayed through Dahya, a project that includes apartments, studios, i-villas, and sky villas. In addition, Al-Oula owns two other projects in Zayed, alongside Ori Compound and Qomra Mini Compound, bringing the total investment value of its residential projects to EGP 5 billion.
Speaking specifically about Miura, Mansour explained that the project is designed to provide family living through spacious homes consisting of three main floors in addition to a roof, while ensuring full privacy for each floor and a garden area reaching up to 300 square meters.
Regarding the company’s expansion in West Cairo, Mansour noted that Al-Oula’s presence in the area for 15 years helped build a strong customer base and mutual trust. This was clearly reflected in Ori, which achieved 25% of its sales within just one month, mostly through returning clients. The company currently has an average of nearly 9,000 repeat customers.
Mansour emphasized that the shift toward integrated projects came in response to customers’ evolving needs and preferences. He explained that the real challenge in this type of development is not limited to sales and delivery, but also extends to maintaining the quality, cohesion, and long-term value of the project for years after residents move in.
He described 2025 as a transitional year for Al-Oula Developments, marking the company’s move from separate residential projects to integrated communities. He also noted that the year represents a correction phase for the real estate market after the rapid boom witnessed during 2023 and 2024.
Mansour also revealed the latest updates on Meeting Point Plaza Mall, a commercial project located in the Pyramids development area. The company decided to develop the project two and a half years ago, with construction starting two years ago. The project is a commercial, administrative, and medical development consisting of three commercial floors and two administrative and medical floors. It also includes a full floor dedicated to bazaars and gold shops.
The project has reached 90% completion, with finishing works scheduled to begin at the start of next year, ahead of delivery within the same year. Total investments in the project amount to EGP 1 billion.
